What exactly does the 1% cover?

Professional photos, MLS listing, syndication to the major portals, pricing strategy, negotiation, and contract-to-close management. It does not cover hosting showings or open houses. You do, and before each one I coach you on what to say and what to do. I make it as simple and straightforward as possible.

Does 1% cover the buyer's agent too?

No, and I will never hide that. The 1% is my listing fee. Buyer's agent compensation is a separate decision that is optional and fully negotiable. We will walk through your options and what they mean for your net profit at closing.

What's the catch?

The tradeoff is simple. I don't host open houses or attend showings. I coach you to run them yourself, which is a big part of how the fee stays at 1%. Everything else that moves your sale price I handle personally, from exposure to negotiation.

When does a cash sale make more sense than listing?

When speed and convenience beat top dollar. Inherited properties, homes needing major repairs, foreclosure, or tight timelines. A cash offer is often lower than market value. Listing a property is usually the better option, but not everyone's situation is the same.
